The TW11 9 League Table: Why Terraced Homes Are Beating the Rest in the Race for Growth – June 2026

Hello there, neighbour! I’m David Hallas, and I’ve been taking a long look at what’s happening on our streets here in TW11 9. If we cast our minds back five or seven years, the world felt like a very different place, didn’t it? Back then, everyone seemed to be scrambling for any bit of brick and mortar they could find. But today, the story has changed.

I’ve got some good news and some slightly tougher news to share. The good news? If you own a terraced house in places like Langham Road or Holmesdale Road, you’re sitting on a winner. The tougher news? Those of us with flats are finding that the "climbing frame" of the property ladder has lost a few rungs lately.

The Big Picture: Why is this happening? You might hear people on the news talking about "base rates" or "inflation," but what does that actually mean for us in Teddington? Well, the big bosses at the Bank of England have set the cost of borrowing money at 3.75%. Because it’s more expensive to get a loan now than it was a few years ago, people are being much more careful. Imagine you’re at a car boot sale – if you have less pocket money, you’re going to haggle harder. That’s why we are in a "buyer’s market" right now; there are lots of homes for sale, but people are taking their time to choose.

Checking the Price Tags Did you know that the average price tag across our whole area is currently £984,608? But that doesn't tell the whole story because the gap between different homes is enormous!

The 7-Year Race: Winners and Losers This is the bit that really surprised me. If you bought a terraced house in TW11 9 seven years ago, your home is likely worth £43,969 more today. That’s like finding a brand-new luxury SUV parked in your driveway for free!

However, if you bought a flat seven years ago for the average price of £534,780, it might only be worth about £427,056 today. That’s a drop of over £100,000. It’s a bit like buying a fancy gadget that gets updated every year – sometimes the older models lose their sparkle when people’s tastes change.

Why are Terraced Homes Winning? It comes down to what people can afford. With prices of food and energy staying high (that's the 3% inflation you hear about), people's wages – which are growing at about 3.7% – just can't keep up with the cost of huge mansions. Families who might have wanted a massive detached house are now looking at terraced homes instead. They are the "Goldilocks" of property: not too big, not too small, just right for the budget.

What should you do?

Looking Ahead Over the next 12 months, I expect terraced houses to stay popular because they are the perfect middle ground. While the overall market feels a bit slow (it would take nearly 3 years to sell every house on the market at the current pace!), the "sweet spot" will be homes that offer a bit of outdoor space without a multi-million-pound price tag.
