If you were to take a stroll with me today, starting by the river near Broom Road and wandering up towards the buzz of Teddington High Street, you’d notice something interesting. The coffee shops are packed, the parks are greening up beautifully for May, and there are plenty of "For Sale" signs dotting the leafy avenues from King Edwards Grove over to Munster Road.
But here is the twist: while the sun is out, the property market in TW11 9 is currently showing a significant increase in housing supply. The current climate is defined by high stock levels and a wealth of options for those looking to move into the area.
A Seat at the Table for Buyers
Right now, the data indicates a market favouring those looking to purchase. To give you an idea of what that feels like, imagine going to your favourite local bakery. Usually, there’s a queue out the door and the best sourdough is gone by 9:00 AM. But today? You walk in, the shelves are full, and you can take your time choosing exactly the loaf you want. You might even have a chat about the price!
In TW11 9, there are currently 116 properties for sale. However, over the last month, market activity shows that approximately 7 homes have found a buyer. Because the volume of properties currently for sale significantly outweighs the number of successful transactions, the ball is very much in the buyer's court.
Understanding Local Stock Levels
One of my favourite ways to check the "temperature" of our local streets is to look at the ratio of available housing supply against current buyer demand.
In a market with limited choice, we often see stock levels depleted almost as soon as they are replenished. However, the current data for TW11 9 shows that there are 16.7 times more properties available than there are monthly sales. That represents a significant amount of choice for buyers. To put it simply, for every 100 houses for sale in our area, only about 6 are successfully moving under offer each month.
The Gap Between "Asking" and "Getting"
Did you know that there is currently a pretty big gap between what people hope to get for their homes and the final figures recorded at the Land Registry? The average price people are asking for in TW11 9 is £933,705. But if we look at the prices people actually paid over the last year, that figure sits at £745,975.
That doesn't mean homes aren't achieving high valuations—we’ve recently seen a beautiful spot on Udney Park Road reach over £2.3 million! It just means that across our whole area, from Langham Road to Holmesdale Road, buyers are being very careful with their finances given the amount of choice available to them.
What Does This Mean for You?
If you are thinking of selling: Increased competition for sellers means you need to be the "best house on the street" to get noticed. Because there are 116 other options for buyers to look at, your home needs to look amazing and be priced very realistically to compete with the high level of housing supply.
If you are dreaming of buying: This is your time to shine! You have a lot of choice and very little competition from other purchasers. You don't have to feel pressured during a viewing or make a decision instantly. You can visit a few places, think it over, and perhaps even negotiate a price that makes you smile.
If you’re staying put: Your home is still a fantastic asset in a wonderful part of the world. Even with high stock levels this May, TW11 9 remains one of the most sought-after postcodes for a reason—market activity fluctuates, but a great neighbourhood is forever.
