If you were to take a stroll down the High Street this morning, past the buzzing cafes and over towards the leafy peace of King Edwards Grove, you’d see a lot of "For Sale" signs. But here is the most startling thing I’ve seen this month: there is currently a £251,522 gap between what sellers hope to get and what buyers are actually paying.

To put that into perspective, that gap alone is enough to buy a very nice luxury car, or perhaps a small holiday home elsewhere! It’s one of the biggest disconnects I’ve seen in TW11 9 for quite some time.

The Big Number: What’s on the Tag?

Right now, if you look at the average price tag in a shop window from Udney Park Road to the quiet corners of Langham Road, it sits at £984,608.

In the last month, these "asking prices" have actually jumped up by £50,903 (a 5.5% rise). It feels like everyone decided at once that their home was worth a little bit more as the sun came out. However, while the price tags are getting bigger, the prices people are actually tapping their cards for are doing the opposite. The "sold price" — the money that actually changes hands — dropped by about £12,889 this month.

More Choice than a Sweet Shop

When we look at the current level of market activity, we are seeing about 4 sales a month across the whole area. With 115 homes available, this indicates very high stock levels compared to the current volume of transactions. This means it’s a "Buyer’s Market." If you’re looking to move, you’re the one in the driving seat. There is significant choice for buyers, allowing you plenty of time to poke around, check the water pressure, and negotiate a deal without the pressure of intense competition.

Over the last year, the average price someone actually paid to move into TW11 9 was £733,086. We saw 78 families or individuals pick up keys in that time.
