If you took a stroll from the leafy quiet of Udney Park Road down to the bustling shops on Teddington High Street today, would you be able to guess exactly what the houses you’re passing are worth? Most people think the "market price" is the number they see on the colourful stickers in an estate agent’s window. But what if I told you that the price on the sticker and the price on the check are currently living in two different worlds?
I’m David Hallas, and looking at the TW11 numbers this June, there is a fascinating human story hidden behind the spreadsheets.
The Great Expectations Gap
Did you know that right now, there is a £140,535 gap between what sellers are hoping to get and what buyers are actually handing over? That is a huge difference—about the price of a luxury sports car or a very nice holiday home abroad!
In TW11, the average "hopeful" price (what people are asking for) has jumped up by a massive £37,814 just in the last month, reaching £826,269. However, the "real-world" price (what people actually paid) actually dipped slightly by £4,731.
What does this tell us? It suggests that while neighbours from Twickenham Road to King Edwards Grove are feeling very optimistic about their homes, buyers are being a bit more cautious with their wallets.
Plenty of Fish in the Sea
If you’ve been thinking about moving, you’ve picked a great time to go window shopping. There are currently 272 properties for sale across our postcode. To give you an idea of what that looks like, only about 17 homes are finding new owners every month.

We often hear that property is a "get rich slow" scheme. But here is a surprising fact: if you bought an average home in TW11 back in June 2019, it is actually worth about £14,738 less today than it was then.
In percentage terms, that’s a 2.1% drop over seven years. While that might sound a bit disappointing, keep in mind that a home is more than just a bank account with a roof—it’s where your kids grew up, where you hosted Christmas, and where you felt safe. However, it does show that our local market is currently prioritising sensible, realistic pricing over "sky-is-the-limit" growth.

With prices ranging everywhere from £365,000 for starter homes to over £1.75 million for the big family houses in areas like Teddington Park Road, there is something for everyone.
