Teddington Local Market Update — October 2026

The Giant Price Tag Illusion, Teddington Property Market — October 2026

Hi everyone, David Hallas here. Imagine for a moment you’re at a local car boot sale. You spot a vintage vase with a sticker saying £100. You love it, but you offer £85, and the seller happily says yes. Which number matters? The £100 the seller hoped for, or the £85 you actually handed over?

In Teddington right now, there is a similar "sticker price" story unfolding. We often look at the big numbers in estate agents' windows and think, "Wow, my house is worth a fortune!" But this month, the reality of the TW11 9 market is showing us that what people ask for and what they actually get are two very different things.

The Sticker Price Shakedown Right now, the average price people are asking for their homes in Teddington is £820,595. To put that in perspective, that’s roughly what a lovely three-bedroom semi-detached home costs around here. However, over the last month, that "sticker price" has taken a bit of a tumble, dropping by £27,795.

Did you know that’s the equivalent of the price of a brand-new family hatchback disappearing from the value overnight? It’s not that the houses have suddenly become less lovely; it’s that sellers are becoming more realistic about what neighbours are actually willing to pay.

A Library of Choice If you’re looking to move, there are currently 95 homes for sale across our area. Whether you are browsing near the leafy streets of Munster Road or looking for something grander toward Udney Park Road, there is plenty to see.

Think of the market like a library. Last year, the shelves were almost empty, and you had to grab whatever book was left. Today, the shelves are stocked with 103 active listings we’ve been analysing. This gives buyers the upper hand. It’s what we call a "buyer’s market"—where the person with the money has more power to negotiate than the person with the keys.

The Reality Check: Dreams vs. Deeds Here is the most interesting bit: only about 6 homes are actually selling every month in the TW11 9 area. While people are asking for over £800,000, the gap between that dream price and the final handshake is widening.

We’ve seen some massive sales recently—like a detached house on Kingston Lane going for £3,710,000 and another on Fairfax Road for £3,410,000. These are huge numbers! But for the average home, if your "asking price" is too high, your house might just sit on the shelf like that overpriced vase at the car boot sale.

The Seven-Year Silver Lining Now, don’t let the monthly dip worry you. Property is a long game. If you bought a home in Teddington seven years ago, you’d be sitting on a very tidy sum today.

Back in 2019, prices were much lower. Over the last seven years, the value of an average home here has grown significantly. Even with the recent monthly wobbles, your home is likely worth a staggering amount more than when you moved in. That’s real money sitting in your bricks and mortar—wealth you’ve built just by living in one of the nicest parts of Richmond upon Thames.

The Bottom Line So, what does October 2026 tell us? If you’re selling, don’t get distracted by the "sticker price" your neighbour tried six months ago. The buyers are out there, but they are savvy. If you’re buying, you have more choice than you’ve had in a long time.

Whether you’re in the heart of Teddington or towards the fringes of Holmesdale Road, the market is finding its level. It’s a great time to talk, a great time to look, and—if the price is right—a great time to move.
