If I could hop in a time machine and take you back to the summer of 2021, the streets of TW11 felt like a frantic game of musical chairs. Back then, if a house went up for sale near Teddington Lock, you’d have twenty people queuing down the pavement before the "For Sale" sign was even straight. Today, on 3 August 2026, the local market is behaving very differently, and depending on whether you are looking for new keys or handing yours over, I have a bit of "good news, bad news" to share.

The "bad news"—if you want to call it that—is for sellers who are used to the extreme scarcity of the past. The level of competition for sellers is much higher right now. However, the "good news" is brilliant for everyone else: we have entered what we call a Buyer’s Market. This means the power has shifted. If you’re looking for a home, you aren’t being pressured into a snap decision. You have the time to go home, have a cup of tea, and really think about whether that kitchen is right for you.

Right now, across the whole TW11 postcode—from the leafy corners of Holmesdale Road to the bustling shops on the High Street—we have a Demand Rating that is very relaxed. Imagine going to your favourite local cafe and finding plenty of empty tables. You can pick the best seat in the house without feeling like someone is hovering over your shoulder waiting for you to finish.

The most important metric I look at is the ratio of housing supply to current market activity. Think of this like a shop’s stockroom. In TW11, the current stock levels represent a ratio of 16.7.

That represents a huge amount of choice! Usually, if that figure is under six, it indicates a significant shortage of homes. Because it is currently at 16.7 (exactly the same as it was last month), it shows us that there is a lot of "breathing room" in the market. We currently have 269 properties for sale across the area, which is nine fewer than last month, but still a vast selection to choose from. On average, about 17 homes are finding buyers each month.

Despite the high levels of supply, people are still purchasing very special homes for significant sums. We’ve recently seen a stunning place on Cambridge Road sell for £2,700,000 and another on Munster Road for £2,000,000. People are still falling in love with TW11; they are just being more careful about which front door they choose because they have so many options.

So, what does this mean for you?

If you are selling: Your home needs to be the "best in class." Because buyers have 269 options to look at, the competition for sellers is high. Your garden needs to look its best and your price needs to be realistic. With about 17 sales happening every month, the right person is out there, but your property must stand out against the high volume of housing supply.

If you are buying: You are in the driving seat! You have more room to negotiate on the price people are actually paying. You have the luxury of choice and don't have to worry about being outbid by ten other people the moment a front door opens.

If you are a homeowner: Even though market activity is calmer, the average price people are asking for in TW11 is still a healthy £781,378. Your home is a solid nest egg, even if the volume of properties currently for sale is higher this August.
